Whether you plan to sell, rent, or move into the home, understanding the steps—and the probate process if applicable—can help you make the best choice. As a Metro Atlanta real estate agent, I’ve helped many families navigate selling inherited homes with care and clarity. Here’s a step-by-step guide to help you through the process. Step 1: Understand Your Ownership and the Probate Process If the property was left to you through a will, it may first need to go through probate—the legal process that transfers ownership from the deceased to the heir(s). In Georgia, probate typically involves: Filing the will with the probate court in the county where the property is located. Appointment of an executor or administrator to handle the estate. Paying off any debts or taxes owed by the estate. Officially transferring title to the heirs. If you’ve already completed probate, you can move forward with selling. If not, I can connect you with trusted local probate attorneys who can guide you through it before we list. Step 2: Assess the Property’s Condition and Value Inherited homes are often older and may need updates or repairs before going on the market. My team can help coordinate: A property walk-through to identify areas that add value with minimal cost. A Comparative Market Analysis (CMA) to determine current market value.
